TENANT CRITERIA

YOUR RENTAL HISTORY: A minimum of 1 years of rental/resident history will be verified on present and previous residences. Our rental history check includes if you have paid rent on time, given proper notice of vacating, and so forth. 

YOUR CREDIT SCORE: Tenants should have greater that a 600 credit score. Anything less may be subject to denial or additional deposits as security to the home owner due to increased risks. 

YOUR INCOME: Income verification is required to rent any property under our management. Applicants will be required to submit previous paycheck stubs for all adult renters. Additionally, you are required to submit a valid photo ID, and proof of a social security number for verification purposes. 

BACKGROUND: A criminal, credit, eviction, rental, and employment background check is used as part of the qualifying criteria. 

CO-SIGNERS: If a cosigner is required to meet the qualifications of a lease, they must reside in Florida, pass all our background checks, submit proof of ID and income. The lease may be subject to additional deposits in order to rent a property under our management.  

DO NOT APPLY IF: An applicant will be denied in the event they have ever been listed on the registry of sexual offenders or convicted, pled guilty or no contest or had an adjudication withheld to a misdemeanor / felony, sexual offense and/or drug-related criminal offense.

QUALIFICATIONS:

  • Applicants with a felony level conviction will be disqualified.
  • Applicants with an open bankruptcy will be disqualified. 
  • Applicants will be disqualified if more than one current or recent collection exists record.

APPLICATION PROCESSING TIME: 1-3 business days 

ALL ADULT RENTERS OVER THE AGE OF 18 WILL BE REQUIRED TO CONDUCT A BACKGROUND CHECK INCLUDING CREDIT, CRIMINAL, EVICTION HISTORY, EMPLOYMENT, AND PREVIOUS RENTAL CHECKS WITH LAST LANDLORD.

Wright Management & Realty is committed to finding qualified tenants. Occasionally, a renter is not able to fulfill their obligation like a job relocation or military assignment. Upon the tenant paying you a 2-month fee to break a lease and within the 12 month lease contract, we will place another qualified tenant for free
